How to Switch Airbnb Property Managers in Brisbane Without Losing Control

A practical handover checklist for bookings, listing access, keys, compliance and the next revenue strategy

Start with the agreement, not the cancellation

Changing Airbnb or short-term rental managers in Brisbane is an operational transition, not simply a change of contact details. The existing agreement, forward reservations, listing account, keys, property standards and guest commitments all need to be understood before an owner chooses a handover date.

The first step is to collect the current management agreement, recent statements, reservation calendar and any unresolved maintenance or guest issues. Owners should obtain legal advice if they are uncertain about notice requirements or contractual obligations. A new manager can review the operating position, but should not pretend the contract does not matter.

Confirm who controls the listing

The most important practical question is often who owns or controls the Airbnb and other booking-platform listings. The answer affects access to photographs, copy, reviews, messages, future reservations and property data.

Review and listing portability varies by platform and account structure. An owner should not assume every asset can be transferred, and a new manager should not promise that it can. A responsible transition review records the verified account position before the next listing strategy is designed.

Map every forward reservation

Create a schedule showing confirmed stays, blocked owner dates, payment status, special guest promises and any bookings that span the proposed transition date. The objective is to avoid creating confusion for guests or leaving responsibility unclear between managers.

Where existing reservations remain with the current manager or listing, the owner needs a documented plan for communication, access, cleaning, maintenance and payment. Where a platform permits another arrangement, that arrangement should be confirmed before guests are contacted.

Complete a physical handover audit

A digital calendar is only part of the property. The handover should document:

·

Keys, fobs, remotes and lockbox codes

·

Linen, towels, consumables and guest supplies

·

Appliances, furniture and photographed inventory

·

Cleaning standards and turnaround requirements

·

Known maintenance, damage and warranty matters

·

Emergency contacts, building rules and access instructions

·

Smoke alarms, pool or building requirements where applicable

This record protects the owner and gives the incoming manager a realistic starting point.

Reset the revenue strategy

Changing manager is an opportunity to question the old commercial settings rather than replicate them. Review average rate, minimum stays, booking lead time, gaps between reservations, owner-use dates and the mix of demand channels.

A Brisbane property may be suitable for holiday demand, direct bookings, corporate accommodation, relocation or insurance placements. The right balance depends on the home, building, location and owner objectives. No single channel should be treated as automatically superior.

Ask how owner funds and reporting are handled

Owners should understand where rental funds are held, when statements are issued, what costs require approval and how they can see reservations and performance. Letto Property Group operates as a licensed real estate principal agency and applies regulated trust-accounting processes to funds handled by the agency.

Request a confidential transition review

The best time to identify a handover risk is before notice is given. Letto's Brisbane transition review considers the current agreement, forward bookings, listing access, physical operations, compliance and next revenue strategy.
