The Revenue Multiplier Most Operators Miss
Event-driven demand is the single largest revenue lever available to STR operators in the second half of the year. A single major concert, sporting event, or conference can push nightly rates 40 to 200 percent above baseline — but only for owners whose pricing is adjusted in advance and whose minimum-stay settings are configured to capture the full demand window.
The operators who consistently achieve $1,000+ nights are not operating in fundamentally different markets. They are operating with fundamentally better information — knowing which events drive accommodation demand, when that demand materialises in booking patterns, and how to price for it before the market catches up.

How to Use This Calendar
Pricing Adjustments
Set event-specific pricing 60 to 90 days before each event. Properties that wait until the week before compete on price with desperate last-minute listings. Properties priced early capture the planners — corporate bookers, families, and groups who book months ahead and are less price-sensitive.
Minimum Stay Settings
For major events (Ekka, NYE, Schoolies, school holidays), set minimum stays of 3 to 7 nights. This prevents single-night bookings that fragment your calendar and leave gaps that cannot be filled.
Channel Strategy
Different events attract different guest segments. Corporate conferences drive demand through relocation platforms and direct booking channels. Sporting events drive Airbnb and Booking.com demand. Insurance placements are counter-cyclical and fill gaps between events. A multi-channel distribution strategy ensures you capture demand regardless of its source.
